What's going on up there
Attic mold usually shows up as dark staining on the underside of the roof decking, often around vents, nails, chimneys or a patched area. Insulation may be matted or stained. Sometimes the first sign is a brown ring on a ceiling.
Two kinds of water cause it:
- Roof leaks: hail-bruised shingles, wind-lifted flashing, damaged vents and old patches that let rain in slowly.
- Moisture from inside: bath fans that vent into the attic, blocked soffit vents, and sweating AC ducts and air handlers in the summer heat.
The fix depends on which one it is, so finding the source comes first.
Storms, hail and Tulsa roofs
Green Country gets severe storms with large hail, damaging winds and tornadoes, mostly in spring and early summer. Recent examples include the August 6, 2017 EF2 tornado in midtown Tulsa, the June 2023 windstorm with winds near 100 mph, and the May 2024 tornado that did EF3-level damage in Claremore. The December 2007 ice storm also broke limbs onto roofs across the city.
After storms like these, a roof can look fine from the street and still leak. A tarp left too long, a rushed patch, or a missed damaged vent can drip into insulation for months. Tulsa's wet springs keep feeding those leaks: April through June brings about 36% of the year's rain.
Inside moisture matters too. The mean July dew point is about 69 F, and AC ducts and air handlers in Tulsa attics run cold enough to sweat. See HVAC and AC mold if the staining sits near ductwork.
What attic mold companies typically do
Find the water
Moisture readings on decking and framing, a look at vents, fans, ducts and roof penetrations, and photos.
Fix the source
A registered roofer repairs the roof, or the fan duct is extended outside, or the vents are cleared.
Remove and clean
Wet or moldy insulation is bagged out. Decking and rafters are HEPA-vacuumed and cleaned, or replaced if soft.
Dry and confirm
Readings confirm the wood is dry before new insulation goes in.
Replace insulation
New insulation, with soffit baffles if ventilation was blocked.

Oklahoma rules for storm and roof work
Roofer registration. Roofing contractors must register with the Construction Industries Board (CIB) and carry at least $500,000 in liability insurance for residential work. Their registration number, which starts with "OK," goes on their vehicles, ads and contracts. Ask for it and check it.
No deductible deals. A roofing contractor paid from insurance may not offer to pay, waive or rebate your deductible (59 O.S. §1151.30). Treat that offer as a red flag.
Cancel rights. If a contract will be paid from insurance proceeds, you can generally cancel within 72 hours after receiving a written claim denial (59 O.S. §1151.21). For sales made at your home, federal rules generally give you 3 business days to cancel.
Paperwork. Get a written contract with no blank spaces and don't pay a large amount upfront. Roof replacement and structural repairs generally need a permit; ask the contractor or the City of Tulsa permit center. Report problems to the Oklahoma Attorney General.
Insurance. Mold is usually covered only when it follows a covered, sudden loss such as storm damage, and policies vary. Photograph damage, prevent further damage with a tarp, and call your agent. Don't assume coverage until the insurer confirms it.
When it's urgent
- Water dripping through a ceiling or light fixture. Turn off that circuit if it is safe to reach.
- A sagging, wet ceiling.
- An open roof after a storm. Get it tarped.
- Someone in the home has symptoms. See a doctor.
Questions to ask attic and roof companies
- What is your CIB roofing registration number? (for roof work)
- Can I see a certificate of liability insurance?
- What is the water source, and how will it be fixed?
- Is insulation removal and replacement in the written price?
- How will you confirm the decking is dry before insulation goes back?
Attic and roof-leak mold questions
Can a hail-damaged roof cause attic mold?
Yes. Hail can crack or bruise shingles and damage flashing and vents, and small leaks drip into insulation and decking for months before a ceiling stain shows. Wet decking and insulation can grow mold. Fix the roof first, then dry or replace wet materials and clean or remove the growth.
How much does attic mold removal cost?
A national guide lists attic mold remediation at $1,500 to $9,000 (Fixr 2025). Attic size, how much decking is affected, insulation removal and replacement, and access all change the number. Roof repair by a registered roofer is usually separate. Your quotes come from the companies.
Does a roofer need a license in Oklahoma?
Roofing contractors must register with the Construction Industries Board, carry at least $500,000 in liability insurance for residential work, and show their registration number, starting with "OK," on vehicles, ads and contracts. Ask for the number and check it before you sign.
Can a contractor pay my insurance deductible?
No. Under Oklahoma law, a roofing contractor paid from insurance may not offer to pay, waive or rebate any part of your deductible as an inducement. An offer like that is a red flag. Report it to the Construction Industries Board or the Oklahoma Attorney General.
Why is there mold in my attic if the roof doesn't leak?
Common causes are bath or kitchen fans that vent into the attic instead of outside, blocked soffit vents, sweating AC ducts and air handlers, and warm, moist air leaking up from the house in winter. A company should find the source before it treats the decking.
