Newer homes, higher stakes

Bixby grew 14.0% between 2020 and 2025, to 32,766 residents in the Census Bureau's July 2025 estimate, the fastest rate among the larger suburbs on this site. Its median home was built in 2002, and 55.6% of homes date from 2000 or later, including 23.2% from the 2010s and 5.6% from 2020 on (ACS 2024 5-year). About three in four occupied homes (76.0%) are owner-occupied.

Newer does not mean mold-proof. Tight, well-sealed houses hold onto moisture from showers, cooking and people. When the AC runs short cycles or a bath fan is too small, indoor humidity climbs. The EPA suggests keeping it below 60 percent, ideally 30 to 50 percent. Common Bixby trouble spots:

  • Air handlers and ducts in hot attics that sweat when July dew points sit near 69 F.
  • Slab plumbing leaks that wet baseboards and carpet pad from below.
  • Shower pans and tile walls in homes now 10 to 25 years old.
  • Hail and wind damage to roofs after spring storms.

Living near the river

The Arkansas River has tested Bixby before. During the 1986 Keystone release, Bixby and Jenks ordered mandatory evacuations. In May and June 2019, when Keystone Dam releases topped 200,000 cubic feet per second, local news reported evacuation advice for low-lying Bixby neighborhoods.

River and creek flooding is covered by flood insurance, which is a separate policy from homeowners insurance. If your home took on water in a past flood, mention it in your request; a company can check whether wall cavities were ever opened and dried.

Buying or selling in Bixby

With most homes owner-occupied and relatively new, many mold questions here come up during a sale. The OREC seller disclosure form asks about mold inspections, flooding and water, water in HVAC ducts, hail damage and unrepaired insurance claims. Buyers often add a mold inspection when a home inspector flags a stain or a musty smell. Testing can help document a hidden problem or confirm a cleanup; it cannot give you a "safe" number, because there are no state or federal mold limits.

Published estimates, not quotes: a Tulsa mold inspection runs about $270 to $420 (homeyou, Oct 2026) and inspection with testing $450 to $800 nationally (Fixr 2025). See the cost guide and the guide to buying or selling a house with mold in Oklahoma.

Bixby questions

Our Bixby home is near the Arkansas River. Should we worry about hidden mold?

Only if water got in. If a home took on river or creek water, or water came up through the floor or into the garage, wet drywall and insulation that was not removed and dried can hold mold out of sight. A moisture survey can check walls without tearing them open. Mold after river flooding is usually a flood-insurance matter, not a homeowners-policy matter.

We are selling. Do we need a mold inspection first?

Nothing in Oklahoma requires one. The Oklahoma Real Estate Commission disclosure form asks whether the property has been inspected for mold, and asks about flooding and water, water in HVAC ducts, hail damage and unrepaired insurance claims. Keep any reports and invoices you have, and talk to your agent or an attorney about what applies to you.

Who fixes the cause once the mold is gone?

That depends on the cause. Remediation companies remove and clean, but plumbing, electrical and HVAC repairs need a contractor licensed by the Oklahoma Construction Industries Board, and roofers must be registered with the CIB. Ask the company who will do that part and whether a permit is needed.
