On the night of May 25 to 26, 2024, a tornado touched down near Limestone, crossed Claremore and continued toward Pryor. The National Weather Service reported EF3-level damage. Dozens of people were injured in Claremore, and all four city substations were knocked out. FEMA declared a disaster for Rogers County.
Storm damage often turns into mold slowly. Rain that blew in before a roof was tarped, a repair that skipped wet decking, or a wall cavity that was patched while still damp can all show up a year or two later as a musty smell or a stain. Long power outages also leave homes without AC or dehumidifiers in humid weather.

Signs worth a closer look
- New or growing ceiling stains, especially near chimneys, vents and valleys.
- Dark, matted or compressed attic insulation.
- Paint bubbling at the top of exterior walls.
- A musty smell when the AC first kicks on.
Storm repairs: protect yourself
- Get a written contract with no blank spaces, and avoid paying a large amount up front.
- Roofers must be registered with the Construction Industries Board and carry $500,000 in liability insurance; ask for the registration number.
- Roofers may not waive or rebate your deductible (59 O.S. §1151.30).
- A contract to be paid from insurance proceeds can generally be canceled within 72 hours after a written claim denial (59 O.S. §1151.21).
- For sales made at your home, federal rules generally give you 3 business days to cancel.
- Report problems to the Oklahoma Attorney General.
A town of renters and landlords
The Census Bureau estimated Claremore at 20,681 residents in July 2025. Of its occupied homes, 46.8% are rented, close to the Tulsa city share and the highest of any suburb on this site (ACS 2024 5-year). The median home was built in 1982; 46.9% predate 1980 and 27.6% were built in 2000 or later. That mix of older rentals and newer subdivisions means mold calls come from tenants, landlords and owners alike.
Tenants: tell the landlord in writing, take dated photos, and keep copies. Oklahoma DEQ says preventing and cleaning up mold is ultimately the property owner's responsibility. The rental mold page covers Oklahoma's landlord-tenant rules in plain language (not legal advice).
Landlords: fix the water source first, then ask for a written scope with photos you can keep on file. Turnovers are a good time for a moisture check under sinks and around AC closets.
Published estimates, not quotes: a Tulsa-area inspection runs about $270 to $420 (homeyou, Oct 2026), attic remediation $1,500 to $9,000 (Fixr 2025). See the cost guide.
Claremore questions
Our roof was repaired after the 2024 tornado. Could there still be mold?
It is possible if water got in before the roof was dried in, or if the repair missed damaged decking or flashing. Look for stains on ceilings and the top of exterior walls, and check attic insulation for dark or matted areas. A moisture survey can check without opening walls. Keep your insurance claim file handy.
I rent in Claremore and my landlord has not fixed a leak. What can I do?
Oklahoma landlords must keep rentals fit and habitable and keep plumbing, heating, ventilating and air-conditioning in good working order (41 O.S. §118). Give written notice first. If repairs are not made, Oklahoma law allows specific remedies, including ending the lease or, for health-related repairs costing up to one month's rent, repair-and-deduct after 14 days with an itemized statement (41 O.S. §121). This is general information, not legal advice; talk to an Oklahoma attorney or Legal Aid Services of Oklahoma.
A roofer offered to cover my insurance deductible. Is that allowed?
No. Oklahoma law says roofing contractors may not waive or rebate a deductible (59 O.S. §1151.30). That offer is a warning sign. Check the roofer's Construction Industries Board registration, get a written contract, and report problems to the Oklahoma Attorney General.
